Airbnb Just Did Something Guests Have Been Asking for Years — Here’s What Changed
Starting with reservations booked on or after November 20, 2026, Airbnb will require hosts to clearly explain their house rules and checkout requests before guests book. Hosts won’t be allowed to add new requirements through messages or signs inside the rental after a reservation is confirmed.
“House Rules are now displayed more prominently on your listing, where guests can easily see them before they book,” according to Airbnb’s announcement. Guests can also find these instructions in their Trips tab and reservation reminders.
Under the new policy, hosts generally can’t require guests to strip beds, start laundry, wash and put away dishes, or take trash to an off-site disposal facility. However, hosts can still request simpler tasks, such as placing dirty dishes in the sink, gathering used towels, or putting trash and recycling in designated bins. Guests may also be asked to turn off lights and return keys before leaving.
Airbnb’s policy distinguishes between house rules and requests. “Guests must follow hosts’ house rules, and are encouraged to comply with hosts’ requests,” according to the company. Some exceptions may apply. For example, rentals in areas with bears may require guests to use animal-proof trash containers, while drought restrictions could affect water use.
Guests are still responsible for leaving the property reasonably tidy. Airbnb’s ground rules for guests prohibit excessive messes and require guests to take responsibility for damage beyond normal wear and tear. Hosts can still charge standard cleaning fees and request reimbursement for unexpected cleaning costs or damage.
What Happens When Airbnb Hosts Violate the New Checkout Rules?
Hosts who don’t follow Airbnb’s new checkout rules could receive warnings or requests to update their listings. Repeated violations may lead to notices on their listings or lower placement in search results. Hosts can also appeal flagged requests.
The policy also prevents hosts from charging their own fines for missed chores or restricting access to amenities already included in a reservation.
However, not every host supports the changes. Some believe washing dishes after cooking is a reasonable responsibility for guests, while others worry the new rules could increase cleaning costs. A Change.org petition has called on Airbnb to reverse its restrictions on requiring guests to wash dishes.
